Commission is payable for the initial letting of the property with further commission being payable for the ongoing management of the property for as long as we continue to provide the management service.
Our commission is calculated in accordance with the fee details below.
We will deduct our fee for the initial letting of the property from the first rent payment where possible. If the fee exceeds the amount of rent collected on your behalf, the balance will be deducted from the next rent payment received.
Fees for the ongoing management of the property will be deducted from the rent on a monthly basis prior to payment of the balance of the rent to you. In the event that the full amount of rent for the term of the Tenancy Agreement is collected at the commencement of the tenancy or that other rent payments are collected in advance, our fees will be deducted on a proportionate basis prior to payment of the balance of the rent to you.

ADDITIONAL FEES & SERVICES
SERVICES PAYABLE IN ADVANCE
Fees are payable for certain services in advance as identified within the fee schedule. Services for which fees are payable in advance will not be instructed or undertaken until the full amount of the fee for the service has been received by us from you.
PRE-TENANCY ENERGY PERFORMANCE CERTIFICATE: £90
PRE-TENANCY GAS SAFETY CERTIFICATE: Approx £60 incl VAT
SUBMISSION OF NON-RESIDENT LANDLORDS RECEIPT TO HMRC: (Qrtly) £50 incl VAT
ARRANGEMENT FEE (for contracting maintenance works): 10% of net cost
OBTAINING MORE THAN TWO CONTRACTOR QUOTES: (Per quote). £25 incl VAT
RENT REVIEW: £50 incl VAT
RENEWAL FEE: £50 incl VAT
COURT ATTENDANCE: (Hourly) £100 incl VAT
Where additional fees become payable in accordance with the fee schedule below, the additional fees will be deducted from rent payments received. If there are insufficient rent payments to discharge the fee in full, any outstanding fee amounts are payable by the Landlord within 14 days of the invoice date.
Chadwells charge the following administration fees to tenants:

You may withdraw your instructions to us to manage the property upon giving us at least three months’ written notice. In addition we will be entitled to a fee based on 6% (5% plus VAT) of the rent payable for the remainder of the Term of any fixed term Tenancy Agreement existing at the property at the date of termination. The fee is payable in full at the date of termination.
We may withdraw from your instructions to us immediately if you breach any of the Terms contained in this Agreement or in the event that you do or omit to do something which makes it impossible, impracticable or illegal to continue providing these services or you discriminate against any person or employee. In all other circumstances we will give you at least three months’ written notice before Terminating this Agreement.
In the event that this Agreement is terminated prior to a Tenant being identified we will charge you a withdrawal fee of £300.00 (£250.00 +VAT).
