Before you make up your Mind
There are many reasons why people decide to sell their properties and it is worthwhile looking at other options if you are not completely certain that this is what you want to do.
Relocation – A common reason for selling a property is for re-location. It might be worth looking at a buy-to-let mortgage if you can, which will allow to you rent out your existing property (covering the mortgage) whilst buying a new property in a different location.
Too little or too much space – For a lot of people, space is an issue, whether you have too much or too little of it. You could consider getting an extension, or likewise renting out a room in your house.
Financial – Another common issue is that financial circumstances change, and people are no longer able to afford their house. There are options, however, such as re-mortgaging your property, a lifetime mortgage, sell and rent back schemes or a home reversion loan. House-Swapping or Part-Exchange – Another option to outright selling is by house swapping or part-exchange. If you see a property that you are interested in, speak to the current owners to see if they would consider either a house swap or part exchange.
Once you’ve decided to sell
Try not to be emotional – Although we understand that everyone has an emotional attachment to their home, you have to try to look at it now as a piece of business to ensure that you get the best value
Be realistic – Estate agents such as Chadwells will give you a free valuation of your property. They will recommend a price, but ultimately it is down to you to decide the price which you choose to ask for. Be realistic and honest.
Make your home attractive – When you are having people coming to view your property, make sure that it is clean, tidy, and smelling lovely. Sometimes even a quick lick of paint can make a huge financial difference.
