  2. In addition to our ‘For Sale’ board and Early Bird advertising, we will also use the pre-launch period to email all buyers on our database looking for a property like yours.

  3. Professional Photography
  4. It goes without saying that properties that look their best get the most buyer-attention. By providing you with professional photography, we ensure that your property stands out above the crowd. We will even send you our eBook on How to Prepare for your Property’s Photo Shoot.

  5. The Launch
  6. Once your bespoke lifestyle brochure has been optimised with the very best images, a premium floorplan (by far the best way to show the size, shape and layout of rooms), EPC and an editorial-style write-up, we will list your property with the top online portals; Rightmove, Zoopla and Prime Location. You will also benefit from advertising on our website, additional property websites, our High Street Branch Window, Facebook and Instagram posts, and targeted letter canvassing.

  7. Monitor and Improve
  8. We will send you a weekly Property Performance Report and regularly monitor your property’s progress, using our Anti-stagnation Strategy, where necessary, to improve performance.

  9. Accompanied Viewings
  10. We will provide you with accompanied viewings to ensure the very best service. This includes Saturday viewings and because we understand that buyers aren’t always able to view properties during working hours, we are happy to accommodate viewings in the evenings and on Sundays by arrangement.

  11. Offer Negotiations
  12. We would never recommend that our clients accept first offer unless of course it is asking price. Up negotiating to achieve the very best price for your property we achieve, on average, 3% more for your home when compared to those marketed by other estate agents in the East Midlands. This means an extra £3,000 in your pocket when selling a property worth £100,000.

  13. Accepting an Offer
  14. Once an offer is accepted we will work with the buyers, solicitors and where necessary, financial advisors to ensure your sale completes as seamlessly as possible

ADVERTISING

We may promote your property using various media, including the erection of a sign board unless you instruct us not to do so. We may also use your property for editorial features and advertising purposes unless you instruct us otherwise.

PHOTOGRAPHY

Our photography is copyright protected and should not be used by a third party without express permission from Chadwells Estate agents. We hold the right to use any of our property photographs for separate marketing campaigns.

COMPLAINTS PROCEDURE

Chadwells is a member of The Property Redress Scheme (PRS) If you have a complaint about the service, you have received from Chadwells you should address your concerns in writing to the Branch Manager. The correspondence will be acknowledged and dealt with by return of post. In the unlikely event that you remain dissatisfied then you may refer the matter to the Ombudsman at the following address: Ombudsman Services: Property Redress Scheme, Premiere House, 1st Floor, Elstree Way, Borehamwood, WD6 1JH
